NYC Housing Market Brings Demographic Changes

The NYC housing market is ever-changing and the demographic changes by neighborhood are certainly no different. Between 2000 and 2010 there has been a lot of movement within the boroughs - as certain demographics (categorized by race, age and income) have shrunk in some areas and grown in others.


According to the Citizens Housing & Panel Council, 5 major trends can be highlighted:

  1. In 2010, the largest population cluster (1 million residents) includes low-income families and singles, majority-Hispanic. 
  2. The black middle class declined by 18%, with an overall 5% decline of the city's overall black population.
  3. Majority-white upper-middle class areas have become whiter. 
  4. Traditionally diverse areas are becoming increasingly occupied by high-income white, mostly single, households. 
  5. Asian populations have expanded into areas preciously dominated by white populations.

Tips for Avoiding Illegally Converted Apartments

Choosing safe and legal living conditions in New York can be tough if you don't know the kind of requirements to look for. To ensure both the safety of yourself and your family, use these tips below for eyeing an illegally converted apartment:
  • Educate yourself on market prices. Rent that seems too low for the area in which the building resides could be illegal. 
  • Look for certain keywords in postings. "Basement," "attic" and "flex" are all red-flags for conditions that would not provide adequate exit options. "Utilities included" may also be a sign that the landlord does not want another name connected to the property for maximum occupancy reasons. 
  • If the address is not disclosed on the listing or mail can not be delivered directly, the landlord is likely afraid to expose the exact location due to illegal features involved. 
  • Never rent a room with very small windows or locked doors. Residents should have access to efficient light, escape options, and all available exits.

An "Urban Bowl" Penn Station?

Plans for a new Penn Station are in the works but it does require some negotiating with the long standing Madison Square Garden. NYC architects and city planners hope to reveal a drastically improved Penn Station by 2023 which, in recent years, has been an extremely overcrowded transit hub. 



To make this dream a reality, "the Garden would need to relocate to the Morgan postal facility between 28th and 31st streets and Ninth and Tenth avenues." Solutions that do not require the removal of the Garden from its current location are also in the works but sources of funding still need to be discussed.

Homeowner and Tenant Tips for Winterizing



While we ensure your building is built properly and to code, there is also plenty you can do to help yourself and your safety - especially during these colder months. If you are an NYC homeowner or tenant, here are a few things you can do (or talk to your landlord about doing) in order to winterize your home:
  • Weatherproof doors and windows to prevent heat loss.
  • Check your attic for proper insulation or have better insulation installed.
  • Schedule your routine heating system maintenance. Clean and/or replace filters. 
  • Keep space heaters away from flammable items and never leave the house or apartment with one left on. 
  • Remove snow and rainwater form roofs and drains regularly to prevent the formation of leaks. 
  • Shut valves to outdoor water pipes and properly insulate all other pipes to prevent freezing and/or bursting.

Luxury Apartments Have NYC Construction Booming

Have you noticed the surge in luxury residential development? It certainly has NYC construction booming and Alan Margolin and Associates is keeping tabs.

According to the New York Building Congress, spend on construction in 2014 will total to be 17% more than the previous year – marking a post-recession rebound.

There is one concern, however. Little to no investment is being made in affordable units for moderate and low-income New Yorkers. For wealthy buyers, on the other hand, the New York housing market is about to get much bigger.

Trinity Church Set to Expand

More residential buildings are on the rise and this time it is happening on the Trinity Church's 2 million dollar property. 

Along with a 444 seat public school and a 1 million-square-foot development at 4 Hudson Square, Trinity Real Estate (church's property arm) is now looking for a partner to undergo this 430-foot-tall, 300,000-square-foot residential building in Hudson Square.

Landmark Colony - Bringing Life Back to the Farm

Remember the 45-acres of abandon farm land on Staten Island? It is finally being brought back to life! Once known as the New York City Farm Colony, this land is being transformed into 350 units of senior housing by NFC Associates, backed by the Landmarks Preservation Commission. 



Vacant for more than 40 years, this land will soon be referred to as Landmark Colony. Changes to the old buildings are being made with an effort to avoid generic designs and contain a bucolic feel in the mist of a city.

44 New NYC Developments Revealed

NYC real estate will not fall short this season. With 44 new developments hitting the market, available condos and rentals are plentiful. 


215 Chrystie Street. This two part building - half hotel, half apartment - will be filled with a contemporary interior.

Chapter 33 of the 2014 Construction Code Brings Changes


New provisions have been made in Chapter 33 of the 2014 Construction Codes and training sessions are underway. A total of four training sessions will highlight the following changes made:

Occupant protection plan for office buildings - during long periods of constructions and demolitions, this will ensure the safety of its occupants. 

Fire safety provisions - deep evacuation sites must include standpipes and hoists.

Daily sidewalk shed inspection - either by construction site contractors or building owners, these must now be checked daily to ensure safety and proper lighting.

Becoming a Certified Welding Inspector

Think you have what it takes to become an American Welding Society Certified Welding Inspector? It starts with specialized training and experience! High school graduates can apply after five years of work experience related to welding, and those with a Bachelor in welding engineer or technology can apply after one year of experience.  Some non-welding post-secondary education can also be applied toward the work experience requirements.


Certification exams are offered by the American Welding Society throughout the year and across the country. To pass, applicants must receive a 72 percent or better on this three part exam, which includes both fundamental questions and practical application, along with a separate vision test. A three-year renewal is required to maintain the certification, but only the vision test must be repeated for renewal.

125 Greenwich Street: Downtown's Tallest Residential Building


Earlier this month, renderings of the 1,356-foot tower were revealed! Formally known as 22 Thames Street, this tower of condos in downtown Financial District will be developed by Michael Shvo.

Not understanding just how tall this 77-story residential building will be? 12 feet short of One World Trade Center. 

With 128 apartments, ten of those being full-floor penthouses, this new Financial District favorite will definitely leave its mark.

Long in the Works Moynihan Station in First Phase of Construction

An expansion on Penn Station? Our beloved Grand Central may have some competition! This long-awaited Moynihan Station is beginning to make progress.

The first phase of the expansion, a $300 million dollar project, will include the following:

  • An expansion of the existing concourses below the post office
  • An underground passageway connected to Penn Station
  • An emergency ventilation system
  • Two new entrances at the corners of 8th avenue and 31st and 33rd streets

And that's not all! According to curbed, phase two "will turn the grand building into an open, light-filled train hall the size of Grand Central's grand hall."

One Vanderbilt: A New Neighbor Right Near Grand Central Terminal

A new building right near the Grand Central Terminal? We welcome neighbors! However, there has been deliberation as to whether or not the Kohn Pederson Fox skyscraper would be a "harmonious" addition to the block.


The architect, James von Klemperer included the below highlights in his presentation to the LPC:
  • The building would be set back seven feet from the property line.
  • The slated building would have direct access to multiple levels of Grand Central, providing an extension of waiting space.
  • The concave tile ceiling would recall the spirit of Guastavino.
  • The way the building tapers will maximize the amount of light that gets to the street.

A building taller and bigger than the Chrysler Building? Yes, it's true! 432 Park Avenue will be the tallest residential building in the Western Hemisphere when it's complete, at an amazing 1,396 feet! This building is a pretty cool reminder that these amazing pieces of architecture don't just happen over night. People have to go all the way up there and work on it.

A Major Flaw in Construction Left NYC Skyscraper at Risk of Collapse

Flashback to the year 1977 and you'll find a scramble to keep Citicorp Center skyscraper on Lexington Ave upright! The building was at risk of collapsing due to wind as a result of a major flaw in construction. When originally designed by William LeMessurier, the 9 story stilts that this 59 story building stands on, was a result of the architect's need to build around the St. Peter's Lutheran Church on the corner of that street.

Building Checklist For Inspections

 
AM & Associates provides a full range of special inspection services including mechanical, structural, fire, and life safety to name a few. It is important be educated about the inspection process. The following checklist is an outline of a building inspection:
 
Access and Premises
Building address is clear and visible from the street.
Exterior access is clear.
Fire department connection is clear, visible, and readily accessible.
Lockbox is accessible.
 
Means of Egress
Exit doors should be visible, accessible and functional.
Exit doors should open without use of key or excessive effort.
Fire doors should be self closing.
 
Electrical
Cover plates must be installed on receptacles.
Circuits should be properly labeled.
There must be 30 inches of clear access in front of electrical panels.
No use of extension cords.
 
Egress Lighting
All means of egress should be illuminated properly.
Exit signs should be properly illuminated.
 
Smoke and Carbon Monoxide Alarms
Smoke alarms should properly operate.
Carbon monoxide detectors should operate properly.
